Landlord FAQ


What do I need and what is it going to cost me to rent my property?

1. Energy Performance Certificate; An EPC, which you will need to make available to prospective tenants no later than 28 days from marketing the property.
An EPC measures the energy efficiency of a property and is valid for 10 years.
It is a legal requirement for landlords to have a valid EPC before their property is let.
Tutis estates can arrange the EPC for you.
2. Inventory and report; An inventory and report, which should be done before a tenant moves in
3. Estate agent commission; this is usually payable when a tenant is introduced and enters into an agreement to let the property. This is charged as a percentage of the agreed rental price.

Who will do my viewing and when will it happen?

The viewings will be done by an agent of your choice from Tutis estates, and will be at a time that’s convenient to landlord and tenant alike.
You do not have to be at the viewing, in fact most tenants prefer it when the landlords is not there, it feels like their viewing their new home and not being nosy in the landlord house!

How much is letting and fully managing my property?

To fully manage your property, Tutis estates charge a % of the monthly rent.
Please call in and talk to us regarding your property as every property is different.
Tutis believe that we must look after our tenants to give a very good service in turn to the landlords.
In order to do this we:
• Have a range of properties to rent
• Make sure all properties are of a legal standard
• Put tenants deposits in a government approved deposit scheme
• Organise the most convenient time to view properties with the tenant.
• Use fully legally compliant agreements
• Carry out accompanied check in-for you to get familiar with your new home.
