We do not charge tenants any fees for viewings, referencing, tenancy agreements, inventories, check-in or check-out.
The only payments we ask for are those permitted by the Tenant Fees Act 2019:
- Rent. As advertised. We do not invite or accept offers above the advertised rent. We do not take any rent before the tenancy agreement is signed. Once it is signed, we may ask for up to one month's rent before the tenancy starts.
- Holding deposit. No more than one week's rent, to reserve a property. See our Guide to Renting for when it is refunded.
- Tenancy deposit. No more than five weeks' rent (six weeks' where the annual rent is £50,000 or more). It is protected with the Deposit Protection Service, or by your landlord in a government-approved scheme, within 30 days of payment.
- Late rent. Where your tenancy agreement provides for it, interest at 3% above the Bank of England base rate on rent that is 14 days or more overdue, charged only on the overdue amount for the time it is owed.
- Lost keys or security devices. Where your tenancy agreement provides for it, the reasonable cost of replacement, with written evidence of the cost.
- Changes to the tenancy at your request. £50 including VAT, or our reasonable costs if higher, with evidence of the higher cost.
- Leaving without giving the required notice. You must give two months' notice to end your tenancy. If you leave sooner, you pay no more than the rent due to the end of that notice period.
- Bills. Utilities, council tax, TV licence, broadband and phone, where these are your responsibility under the tenancy agreement.
All amounts include VAT where it applies.
